The number in the middle is the sum of product of right and bottom numbers of the square and the product of left and top numbers.
Eg :- $$(1\times2)+(3\times4)=2+12=14$$
and $$(5\times6)+(7\times8)=30+56=86$$
Similarly, $$(9\times10)+(11\times12)=90+132=222$$
